The biggest thing you can do to extend the life of your flat roof is pretty simple: keep it clean and keep it drained. Water is the enemy of any roof, but especially flat ones. Here in Moses Lake, we don't get a ton of rain all year, but when we do, it can come down hard. And then we get those big snowfalls that melt slowly. If that water doesn't have a clear path off your roof, it's going to sit there, and that's when problems start.

What Regular Maintenance Looks Like

  • Check Drains and Gutters: Make sure they're not blocked. A clogged drain means standing water, and standing water means trouble. We've seen roofs in the Knolls neighborhood with ponding issues just because a drain was totally choked with pine needles.
  • Inspect the Membrane: Look for cracks, blisters, punctures, or tears. These are entry points for water. Small issues can often be patched up easily if caught early.
  • Examine Flashings: This is where the roof meets walls, vents, skylights, or other penetrations. These areas are notorious for leaks if the flashing isn't sealed tight.
  • Look at the Seams: If your roof has seams (like TPO or EPDM), check that they're still sealed tight. Over time, UV exposure and temperature fluctuations can cause them to pull apart.

It's not rocket science, but it takes consistency. A little proactive work now saves you a massive headache and expense later.

Warning Signs of Problems

You don't always need to be on the roof to know something's wrong. Your building will tell you. Keep an eye out for these:

  • Water Stains on Ceilings or Walls: This is the most obvious sign. Don't ignore it. Even a small stain can mean a bigger problem above.
  • Musty Odors: If you're smelling dampness or mold, especially in top-floor rooms, that's a red flag.
  • Higher Utility Bills: A compromised roof can lose a lot of your heating or cooling, leading to an unexplained jump in energy costs.
  • Visible Ponding Water: If you can see water sitting on your roof for more than 48 hours after a rain, you've got a drainage problem that needs addressing.
  • Cracks or Bubbles in the Roof Membrane: If you do get up there, these are clear indicators that the material is deteriorating. Bubbles (blisters) mean moisture is trapped underneath.

Any of these signs should prompt you to act. The longer you wait, the worse and more expensive the repair will be. Trust me, I've seen it too many times.
